Internal Title: Title & Survey Manager

Our Real Estate Group is looking for a problem solver to join our team in developing large-scale solar and storage projects throughout the United States. This role requires extensive knowledge and experience with (i) title and survey review (ii) clearing exceptions to title commitments and policies. What You'll Do
- Support all aspects of the title commitment, survey, title defect curing and issuance of title policies for renewable energy project development and financing.
- Interface with title insurers in ordering, reviewing, and negotiating title commitments, removal of title exceptions and title insurance policies.
- Interface with surveyors in ordering and reviewing ALTA surveys and As-Built surveys.
- Review, identify and then negotiate and draft documentation to clear title exceptions identified in the title commitment.
- Interface with lenders and other financing parties to address diligence questions and negotiate suitable title policies from the title insurer.
- Prepare a summary of material defects affecting the use of surface rights or exception to policy coverage and prepare an action plan to correct such defects and exclusions.
Must-Haves
- At least three (3) years of experience with title commitments, surveys and curing title defects identified in the title commitment.
- Experience supporting financial closings, including responses to lender’s comments, negotiating title policy endorsements and affirmative coverage, and coordinating final ALTA surveys.
- An entrepreneurial attitude towards problem solving.
- Proven ability to effectively communicate with external stakeholders such as opposing counsel, lenders, and investors.
- Attention to detail, particularly in review of site control, title exceptions, and ALTA surveys for accuracy.
Working Environment and Physical Demand
- Remote; travel once a quarter to Asheville, NC.
